Voting Question: Fist time home buyer and nervous about inspection.?
I am in the process of buying my first home. I found the home I want, everything I wanted, even in the neighborhood I wanted, but I am nervous about the inspection. We went "into contract" today, on the contigenct of the inspection. The home appears to be in great condition. It was built in 1994, but you never know what an inspection will turn up! I am nervous something bad will turn up and the seller's want agree to fix it. They have been a tad difficult to negotiate up to this point to start with. I know I have the option to walk away, but I adore this home.... So I guess I am asking.. are the inspections something to be really worried about, and what to do if the seller won't repair roof or hvac, (which I am told are the biggies usually) if necessary. Any suggestions? Thanks!

Resolved Question: What is a good hvac system? Kennmore or Trane?
I just had an estimate from Sears on a Kennmore system with ductwork $8100. I also had an estimate on a Trane system with ductwork for $4500. Is one brand better than the other causing the price gap?? And, the cheaper estimate was from a local installer that my neighbor suggested and uses for repairs. Is Sears ripping me off?

Resolved Question: Home AC not cooling properly, HELP!!!!!?
I am here because: We called the repair people. LAst November we got a brand new outside unit. When there was no chilly air last month, we called the same people, and they said it was a bad coil. That was replaced. The air was chilly, but temperature was rising inside during the day, up to 83, with thermostat set at 76. It does receive it to that temp at night, and does close off then. During the day it works continuously, but doesn't seem to keep up with demand. It did keep up last year before the old sysytem died. They came back. Installed a new computer. Came again, with an HVAC engineer. Installed a new new coil. Came back again. Installed a larger coil. They have checked refrigerant levels, pressure, thermostat, etc. The air is coming out of the vents. It is chilly, but not icy- about 73 degrees. It also does not seem very strong. They said they have no clue as to why it is not cooling the home. Same size unit as last one, same vents, same everything, only NEW and more efficient? HELP?

Voting Question: Cheated out of a paycheck, can i sue?
I worked at an HVAC repair company for a total of 3 days, 17 hours. I live in las vegas,NV, and the reason my tenure was so short was because I didnt anticipate the heat, after spending every day out in the sun in 105+ weather I realized I just couldnt do it. Now my former boss told me he would mail me my pay for those 3 days, this was several weeks ago and no check. He doesnt answer my calls or return my messages. I'd like to take him to tiny claims court for the money, but I don't have any real proof I worked there. Unfortunately it was a tiny outfit, and I didnt receive any orientation papers, or a uniform, or any real proof I worked there, other than my boss' name, address, phone number, and other mostly easily searchable data on him and his company. I did meet a couple other guys who worked for him in my time there, but unfortunately don't know their last names and I don't think they would testify for me. I would appreciate any advice you could give on my chances of suing him.

Resolved Question: HVAC people ! Please help ! Technician says external unit grounded, & blew out the fuses.?
He said it must be REPLACED because it was grounded. Is this true, or is this another way to make me pay more? I don't know anything about A/C's, but it doesn't seem reasonable to me that because an appliance has been grounded, that it is destroyed! Couldn't it be repaired? Wonderful answers...Thanx to every!

Resolved Question: Can funds in a 1031 exchange be used for repairs on the acquired property?
If a piece of property acquired in a 1031 exchange requires repairs at the time of purchase, can 1031 funds be used for these repairs if the work is done within the 180 day window? I know that repairs could be done by the seller and added to the cost basis of the property, but I am purchasing "as is" homes where the seller is unwilling to do this. In the case of major repairs such as plumbing or HVAC, it would be nice if I could meet these costs from the 1031 pool instead of liquidating 1031 funds, and then having to amortize the cost of the repairs.

My system in Florida froze up. Repair man said coil leaking slowly so he added R22 Refrigerant as a temporary fix and that coil can't be rebuilt and that a complete new HVAC/Furnace system would have to be installed at $ 3900. The systems was the original when the home was built in 1993. What is the usual life span of these systems.

Crack in radiator blew-out head gasket. Coolant went into the engine. Needs new motor. Also, HVAC Compressor went out last summer. Good News: I’ve owned the truck for the past 32 months. Never gave me any problems. Clear CARFAX Report. Transmission good. Made oil changes and replaced timing belt this year. Made repairs as needed. My dad, a mechanic, always looked after it. I have every the receipts. I bought from original owners who had just installed a combo bumber/winch ($1,000 value). I only used the winch once when I got stuck in mud. every-weather tire’s still good. Resolved Question: Who can repair a bathroom fan?
I noticed about a month ago that my bathroom "stinky" fan was leaking water. I thought it might just be from the humidity as I have read about. But then I also thought about the fact that we had just had two weeks straight of heavy rain and that there were also water stains showing on my bathroom ceiling as well. So I call a repair guy pal to look at my roof and he says yeah the vent fan wasn't installed properly so he put some caulk, (spelling), around the vent to help with the water penetration. But, I think it is leaking again. I was just wondering who in the world I would call to take care of this-electrician? HVAC people? Any similar experiences?

Resolved Question: How do I find out how old my HVAC system is...?
There is a paper stuck on it that tells the model # energy used etc., but I don't look a year on it anywhere. It's a Carrier packaged outdoor unit. The model# is 48SS-036080311. If anyone has the abilitiy to look up the year on that model and maybe give me any other info I'd appreciate it. It needs to be repaired and I want to make sure it's not too old. Also, if that model is known for having any specific problems I'd like to know that as well. Thanks!

Resolved Question: Does anyone use American Home Shield Warranty Service?
We just bought a home that came with a 1 year contract with American Home Shield. Is anyone familiar with this company? We went through them last week for service on our furnace. An electrical sequencer on one of the heating elements went out. The HVAC tech. that came out said it was covered by the home warranty, American Home Shield would not authorize the work to be done, they claim it went out because of improper installation of the duct work. The only issue the tech had with the ductwork was that some of it was laying in front of the furnace. ( furnace and duct are in attic, every the duct work is flex duct and can be moved easily). When I told the rep. from AHS that the duct is not the cause of the failure of the electrical part he got pretty rude and upset, I fnally hung up. I installed HVAC systems for more than 10 years, and know for a fact that AHS is just trying to receive out of paying for repair. I was wondering if anyone has dealt with this co. before. Thanks.

Resolved Question: I am currently bidding on a home owned by a bank. See house history below...?
The home was purchase in 2006 for $360,000 and foreclosed in fall of 2007. The home was way overpriced for the neighborhood and no-one purchased the home at auction. The bank kept the home and was owed 285,000 from the previous mortgage. Research on the neighborhood tells me that the home if it were in good working order would be around $230,000. However, the lighting fixtures are gone ($700), the crawl space copper plumbing is stolen($3000), and around $10,000 worth of appliances, HVAC etc. are gone. I estimate about $15000 of repairs immediately. What is a reasonable sale price assuming these numbers are correct? I believe that a 90% of the asking price minus cost of repairs which is estimated to be around 6.5% of the asking price so a final sale price of 83.5% of asking price seems reasonable. Is this reasonable? How much should I expect the bank to budge? Thank you in advance for this real estate advice! HVAC costs $7000 every other appliances cost $3000 Total estimated repairs + appliances incl.HVAC= $15,000

Resolved Question: Hud Foreclosed Property is a Joke!
I found a hud foreclose property and put a bid in for the home. I got the bid, my pest inspector found termites, hud said there were no termites arrive to find out they had a old termite letter, which took them only a month in a half to figure that out. The posted the home online and took bids on the home and advised that the HVAC was not working and they were allowing a 203k loan to repair the HVAC. However today I am suppose to close and hud don't want to pay to have the HVAC repair. I will advise anyone that is a first time home buyer not to do this. I am a first time home buyer and this has been my worst home buying experience ever.I am so wanting to back out but they will keep the $1000.00 I had to give for earnest money. I just don't understand how you advertise something and its not true and why is this. I wish and pray I never have to deal with hud again. I was suppose to close at 11am its now 3:30pm and still haven't heard from them. Why is this going this way I did my part.

Voting Question: Air flow problem in master BR?
Hi, I have a three year old home. It is two level with dual zone cooling/heating. Just a few days ago I noticed our master bedroom was warmer than the relax of the upstairs. When I checked, none of the 3 vents in the room are blowing any air. Also there is a vent in the bathroom, one in the closet, and one more in the laundry room that are also not blowing any air. There are 4 more vents on the 2nd floor which are in the other bedrooms and bathroom, and they are absolutely fine. They are blowing icy air so the AC is working fine. Also I turned the heat on instead of the AC and the same problem exists. The vents that are not working are every on one side of the home. But downstairs every the vents work fine. Is there anything easy I can try to do myself to troubleshoot before I call a repair technician? Also who should I call for this problem? I am not at every experienced in HVAC or air circulation problems and will appreciate any help. Thank you.

Resolved Question: What are the causes of HVAC compressors going bad? Had 2 compressors replaced in 3 years...Now bad again!!!?
I'm glad I found this forum. We bought a brand new townhouse in Feb 2005, that my mom and sis live in (rent from us). Within a few months, once summer rolled around, the unit was giving us problems (it froze). One year later, in summer 2006, AC unit stopped working. We were told the compressor was bad, and it was replaced, free-of-charge by the contractors that the builders used. quick forward to 2008.....and once again, the A/C unit is NOT working. Someone came to do an estimate and said the compressor is in fact bad, but because compressors don't blow out like this, that there is some other reason why the compressors are going bad. This repair guy said it looks like the things that were supposed to be replaced when the last compressor was installed, were not repaired (maybe the dryer and the liquid line??) This HVAC guy thinks the whole unit is "contaminated" whatever that means....that even if we replaced the compressor (which hopefully would be covered by warranty)

Resolved Question: Did they charge us too much to repair our air conditioner?
The upstairs air condition had been blowing warm air during the afternoons so we called up an hvac technician to arrive assess the problem. It ended up costing us around $620 for parts and labor. The technician worked for about five hours (including the time spent to go and buy parts - $350), replacing the exhaust motor ($90), four freons ($80), and three space guards ($108), and he worked in extremely warm conditions in the attic where the unit's located if that affects the price of labor in any way. My dad wondered whether he overcharged us, especially for the parts, and if the overall cost seems reasonable? I don't think the guy ripped us off, but I just wanted to check with some definitive sources to assure my dad of the fact. Thanks for your input! On a sidenote, my dad also got the water/pond pump in the pond replaced by the technician, $250 for the part. Does anyone know if that is a reasonable cost?

Voting Question: Rental / Flip Investors needed for our booming oil field West Texas town.?
I am a Realtor and I oftain find homes that would be great for investors. Some are currentl rented or in need of repair beyond what most of my homebuying clients can receive conventional or fha loans or have time to repair themselves. They would make great rentals (our town is lacking in enough houses to rent because so many people have moved in because of so many available jobs). Some could be good to flip (most people here want move-in ready since they are so busy working). I know of a few other Realtors who call "their investors" when they find a gem in the rough. I just need some connections to contacts who are interested in investing in our thriving community. I am a hardworking Realtor. I had an investor that I found on chance. He has told me he made good money on both houses. He said he made at least $10,000 per month profit including his cost but no longer has time because his busy HVAC business makes him more than that. Any ideas?

I'm a 38 year old graphic designer. I'm successful enough, have a great job but I just can't take what I'm doing anymore. I really can't find my way. Everything I'm interested in seems too daunting to receive involved with. Either schools are not in the area or just not realistic at this point in my life. I adore everything about construction sites, ports, boats, building things, troubleshooting and repairing.. anything technical. But NOT 8 hours sitting at a desk anymore. I have a great mind for research and figuring things out. I was looking into surveying, marine mechanics, HVAC, electrician... What seems to be around me just won't work or the 'schools' I'm looking into aren't certified. Sure they'll tutor you but you're probably not going to find a gig after 'graduation'. Any ideas? What is realistic? Anybody go through the same thing??

My best buddy, Brian got layed off last month, and he's really hurting financially. He's a certified HVAC tech (heating and air conditioning). Until he's hired full-time again after this seasonal winter slump in FL - is there anyone who needs a good a/c guy with great skills to fix an a/c problem? You can easily email me, and I will put you in touch with him. (He had to give up his possess email, cuz he's that broke due to this layoff.) He's actively seeking work, and needs to be with a larger firm, I think. He's already applied for 2 dozen other jobs, but times are tough here. Voting Question: Hvac tech installed new compressor but said there was water in the freon line, that it must be vandalism???
He said he had never seen so much water, that he blew out the line and should work fine. Worked for less than an hour. Now no chilly air and it trips breaker after on for about 15 minutes. He now says he won't arrive out and repair because previous system must have been vandalized for water to be in line. This seems ridiculous to me, called another company they said it is not uncommon for water to be in the line if there was a leak. Old unit was over 20 years old. Problem is that this was repaired thru a home warranty service and tech is trying to receive warranty company to deny the claim and repairs because system was supposedly vandalized, even though there is absolutely no evidence of this. Help!! It is 95 degrees today and I'm still arguing with them over this and don't know enough about it.

I signed a statement that the home inspector may not find everything wrong with the home, that he cannot be held liable for missing something, ... I know such blanket statements don't hold up in court. What about the prior homeowner? They sign a waiver that says "...to the best of their knowledge, this is every that is wrong with the home...". Resolved Question: I have a mix use property worth 100K, owe 18K & need to get cash out quick but I have a low credit score?
The property has commmecial down and 2 2BRM up. It has a $750 posiive cash flow but needs repairs of about $5,000 to replace HVAC. Winter is approaching and unless the furnace is replaced can lose tennants. I am also considering an outright sale for only $60,000 but the local market is not presently strong and seems to be moving slow.

During our annual fall check the HVAC repairman said that the inducer motor on our furnace is overamping and should be replaced. Is this serious or not? He didn't sound too eager and the furnace is less then 3 years old. Can anyone help? Thanks.

Resolved Question: I've got water in my AC duct.?
During some renovations, I've discovered that I have water in my A/C ductwork. Apparently, when they were installing the ductwork, they must have torn a section on top, and water is seeping through the hole from a poorly sealed roof vent. I've sealed the vent culprit on the roof, but I wanted to receive some opinions on how to repair/drain the ductwork. I've had three separate solutions posed by different HVAC professionals. One is replace the entire ductwork of the home, which will be exorbitant, since there is insufficient attic crawl space, and the drywall may have to be torn down to access it. Two, replace just the section of the low point of the ductwork where it is slowly leaking through to the ceiling. Three, simply puncture the ductwork, at the low point, and allow the water to drain over several days. After the drain stops, spray water at the newly sealed, but formerly leaking vent pipe to look if water is still penetrating through the roof to the ductwork.

Resolved Question: replace or repair dryer vent? Who is best person to repair/replace?
have a GE dryer that is causing me some trouble. We've noticed in the past few days that the dryer lint is getting into the air and is accumulating also on the vent that goes to the outdoors. I don't know how the dryer is (it came with the home that we bought about 5 years ago). The vent is also 5 years old and has never been vacuumed or cleared out. I am concerned that it is a flame hazard (and not great to breathe). I tried disconnecting the vent from the dryer but the person who installed this really jammed the vent into the dryer (and I didnt look any clamps). I guess my question is: what would happen if I really pulled the vent out difficult - will I do damage? If I decide to hire someone to fix this, what is the best serviceperson to do so (a HVAC contractor, an air duct cleaning professional, a plumber, a handyman, etc). And what should I expect them to do beyond cleaning the vent out (ie. should it be replaced, etc.). I appeciate any word of wisdom - I'm on a budget and have a new baby at home :)

Voting Question: My AC is blowing cool air but it will not cool the the room enough to lower the thermostat?
The AC will run until I turn it off but in the evening when it's chilly outside the AC works fine. Two HVAC repair companies said the freon and compressors are fine. The unit is 5 yrs old and we have never had a problem.

Resolved Question: My furnace keeps shutting down. Is it an electrical or HVAC problem?
My thermostat goes completely blank and the only way to receive it turned back on is to flip the breaker in the box. I just need to know who to call furnace repair or is it electrical, please help me be a hero to my wife. no the breaker has not tripped. Resolved Question: I have been toying with starting a facilities maintenance school, any ideas?
I look a need for fully qualified maintenance personnel in my area but there appears to be no schools to train them in general and preventative maintenance on HVAC, plumbing and plumbing repair, electrical and electrical repair, carpentry, drywall installation and repair, painting, etc. If you have any suggestions as to starting this type of school, please give me your ideas. I have fair knowledge of every these trades but am fully experienced only with plumbing. Unfortunatly, I have very limited business management experience. I do have (I believe) sufficient capital.

im having a difficult time deciding between these choices. im lucky cause im 33 with no kids or married so i can do what i want without having to support a family. but im looking for a career i could make good money off of. im good with my hands and repairing stuff and the work interests me. so if any1 does this nice of work let me know your opinion and if these are good options. i also have an interest in audio/video type stuff. i live in illinois, and i know i have to receive the training for these careers thats not a problem. i just want to know which would be the better option because i have an interest for both, i just want to know which would be more profitable thats pretty much the question.

Hello I started working at a food processing plant as a luber and now im a 22yr old maintenance mechanic with about 2 yrs of experence during the time I learned to repair appliances (which has now become my side business) and I also attended a tech school to learn hvac/ refrigeration and now im about to be almost done with the program, this summer I plan on looking for a new job but have now got a new interest in learning plc's programming, what can expect if I decide to pursue this career as far as pay scales and work expected?? does it compare to the refrigeration, hvac/building automation trades?? Im also learning about real estate investment and invesment in general on my free time(books and radio) and would like to one day soon not have to work any more however, I have learned that I need to have enough working capital to achieve my dream of financial independence any input would be great Thank you Simon

Resolved Question: Home Air Conditioner Problem?
Our air conditioner went out about a month ago. The unit in the attic (central air) would blow air throughout the home, but the unit out side would not turn on. Then the unit outside would turn on, but the unit in the attic would not. Had HVAC out and they replaced the control unit (looks like a motherboard) in the attic unit. It was shorted out. Now, the A/C unit today froze outside and the unit in the attic would run. I close the A/C off, waited about an hour, then turned it back on and everything worked fine. Now the outside unit will not turn on, but the unit in the attic blows air and keeps running even when I turn the A/C off from the thermostat. I had to flip the breakers to turn the unit off. Any idea what might be causing this. I had trouble in the past with the unit always being low on freon, but no leaks were ever found. I have a home warranty and multiple companies were used for repair.

Voting Question: Do you know what it's called?
I have a little pet peeve about the terminology used then people ask qustions about HVAC and appliace repair. Even worse when the so called experienced technicians answer these questions. Does anyone out there acutally know why you should NOT use the term "freon" when refering to the refrigerant charge in your A/C or appliance? I wish someone out there is smart enough to figure this one out. First the answers are WRONG, WRONG, WRONG.... Stevetower.... you are on the right track. Darren G.... You are also on the right track. arrive one, someone has got to know the full answer. Just becuase it's not "freon" don't mean it safe for the ozone. macw...your not as close to the correct answer as the last two. Let me give you guys a hint to a COMPLETE answer to this question. "Freon" is a trademark of Dupont. Gee....where are every the HVAC guys on this one? They must not have really studied for that 608 univeral ticket. Just memorized it for little bit uh? I'm not just refering to the fact "freon" is acutally a brand name per say... but a combination of some of the other answers in addition.

Resolved Question: What's wrong with my home air conditioner?
I just turned on my A/C at home for the first time this season. I'm in Northern California and the home is four years old. There is a heat pump outside and furnace in the attic. When I turned it on today, the fan in the attic worked fine, but the heat pump won't arrive on. I've checked and reset the circuit breakers, which is the extent of my electrical knowledge. Should I call an HVAC person, or does it sound like something I can diagnose and repair? Remember that I know very little (read: none) about electricity or HVAC systems.

Resolved Question: How can we repair a hole in an HVAC pipe?
My husband accidentally drilled a tiny hole through a copper pipe that is for the HVAC unit. When it happened compressed air rushed out of the hole. When we turned off the heat the rushing air stopped. He clip a hole in the drywall and exposed the hole. He decided to duct tape it and we turned the heat back on. It seems to be okay for now. So, is the duct tape a decent fix? For now? For the long term? What's it going to take to fix this? Thanks!

Coordinated Move in/out assesment program, and apartment punch out. Troubleshoot and repair of split system ac and closed loop heating systems. Responsible for after hous on call duties. Resolved Question: Typical Day In Life Of A HVAC Tech?
I'm 40 and need to find a new career. I've thought about going to a trade school for HVAC but am unsure due to my age, although I am in great shape. So, I could use some advice on this field. I know there are many fields in HVAC, and would figure some probably require a lot less labor than others? If anybody can tell me about how they like the field, how old they are, and how much back breaking work they do I'd like the input. My current thinking is that I'll do any nice of work available when I receive into the field, but later on I could go to something that might be less physical if need be, like residential repair tech or working in a facility. What fields require less work? I'm just worried about some years down the road where I might not be able to work in, say, commercial repair? Input?

Resolved Question: Should one add a dehumidifier to a manufactured home with central air conditioning in a very humid climate?
Research says no. In the Rio Grande Valley of Texas many months are tropical.My central air has an A coil inside+outside condenser +proper tonnage. My man.home as with many m/h's does not have an attic, air return vents nor the proper insulation for this climate but passed state inspect. A teacher of an HVAC class brought his students to my at my request. *He clip off the fresh air intake over the A coil explaining that the a/c would be more efficient. My home has been state inspected. I am most comfortable with humidity below 40% as I suffer from sweats due to an car-immune disorder. Yes, I drink much water. I have several types of air purifiers in my home & change the best type of filter each month. I’ve had qualified HVAC techs check the system. One recommendation was an intake vent installed over the filtered A-coil area. Ducts have been cleaned and repaired. A dehumidifier? No mold is gift on walls, grout, etc.

Resolved Question: How much should I be getting paid?
I'm in the automotive field, and I'm a mechanics helper. Well, i'm more then that now. I can basically do anything from diagnostics to most repair works. ASE cert. in brakes, HVAC, electricity, engine repair and just took the test for Engine performance (not the L1, but the basic). i know i did pretty good. currently im working at a citgo gas station, in the DC area. i go home with $350 a week after taxes. the store rate is $70/hr and i work 5 days a week from 9 to 7and the other days im at school or off. i think im being cheated but i don't want to say anything without knowing for sure. if youre in the feild or know about this stuff, can you please give me some feed back? thank you

Resolved Question: What service is required for a Propane Furnace?
I am buying a home and it has a propane HVAC furnace which does not have any professional service tags. The sellers stated they followed the owners manual and have serviced it themselves. I am familiar with Oil burning furnaces but not Propane. Can some one fill me in on if there is required service by a licensed HVAC repair person or is personal service ok even if you have no professional experience....

Resolved Question: Motivate hubby to refinance?
He is actually my fiance(will be for awhile, look below)and our home is in disrepair! I have tried to find some ways to draw out some of the 60k+ in equity from our home to bring it up to code- hvac, rewiring, and other big repairs- NOTHING AT every EXTRAVAGANT! He is freaked to death of any more money going out even though he makes a lot more than he used topermonth, and I now contribute to our income again after focusing on our son.(he is the reason why this is critical) So there are even bare nails and wires protruding from ceilings and walls- in more than one room b/c of previous projects incomplete. Are there any other ways- either through grant or other to scrounge up some funds or even special financing options for folks with mediocre credit? On a side note- he hasn't filed taxes in 6 or so years which also might pose a problem. My personal tax situation is current. Also-he is unwilling to sell the family home.... Help Me!

Resolved Question: car blows hot air, no ac.?
I have a 1989 chevy corsica it has stopped blowing icy air and only the heat would work. i took it to a mechanic and he said a motor that moves some nice of doors was broken and need to be replaced. the doors it controls switch the A/C unit from blowing hot or icy air, hence why it stopped blowing icy air. I think he mentioned something about an HVAC unit. So after about 2 weeks of waiting for the guy to receive the part, I said forget it and just delt with it. The mechanic told me he left the doors in the heat position since it was winter and i would need the heater. well nows its summer and hot. i was wondering if theres anyway i can switch the doors to blow icy air instead, until i can keep up some cash to receive the repair done?

Resolved Question: How do you remove the HVAC housing off a 2001 Dodge Ram 1500 without removing the a/c lines?
The dash is out enough to work behind, but we have unscrewed two bolts from below the hood and two from behind the dash and still can't receive the housing loose. We are trying to replace the heater core and could remove the old one (with major damage), but then could not install the new one without tearing up the heater hose lines on the heater core. We think we just need to receive the housing off and then should be home free, but the repair manual has been no help at every. UCANT: Yes, I know every that. That explains why I am asking how to remove the entire housing assembly. The manual states to remove four bolts from below the hood on the firewall, then it shows three arrows pointing to two bolts that we have already been removed and then one that doesn't exist. The pic in the manual appears to be the older model dash style even though it is supposed to be for 97(?) to 01.

Resolved Question: i screwed myself with school loans?
right after high school i got into a trade and technical school for the HVAC (heating venting and cooling) air conditioning repair school. which i now know was retarded, i aced almost every test and everyone in there was old or ex cons. i had a stupid idea to open a huge chain and hire my possess guys. i was a stupid kid. this was last year and i was a really dumb kid, and i really want to go to the community college and do my basics so i can become an anesthesiologist. i was charged almost 4000 bucks by the trade school and 300 dollars a month. i heard that i can defer that stuff to receive new loans for a different school. is this true? if not, is it possible to receive in another way? btw. i was 17 then and 19 now. i didnt qualify for financial aid.

Voting Question: Evaluate this rental property?
I paid 74000, 7400 down, 66.6k financed at 6.25% and $800 closing costs, then spent about 10k in repairs + 5k in holding costs while I repaired it, for a single family home. When I receive done it could probably rent for about 1000/month. Taxes are about 2550. Water/sewer/trash is about 40/month. Insurance has been about 35/month but I understand it will go up if I make it a rental. The home is a 3bd/1ba 1000sf home. It is a good home, solid structurally, good plumbing, hvac, electrical. It had just had a new roof on it when I bought it. It's in good neighborhood with low crime, not a wealthy area but decent. Should appreciate at the rate of your average decent suburb of a midwest town (st. louis to be exact). To real estate investors/landlords only: was this a good deal? How would you calculate it and other future deals? I'm new to this and trying to learn as much as I can. Thanks for the input.
